The purpose of this consultation is to review your specific circumstances, discuss your project goals and vision, and provide you with an outline of your home building journey. We’ll also discuss our building program, standard and custom home features, and how to work within your budget and timeline, as well as answer any questions you might have.

Our Home Consultants are well-versed in HiLine Homes’ building program, floor plans, and standard features and custom options available to you. They’re also experienced and skilled at assessing your circumstances and helping you determine the right plan for you and your family.

Do you need construction financing? During this appointment, your Home Consultant will connect you with one of our approved lenders based on your circumstances

Be sure to bring all the important information with you about your land, budget, and wishes. We ask that you bring any documents referencing:

Once you’ve scheduled your Home Building Consultation, the next step is to start browsing our floor plans. We offer a wide range of options, from small single-story homes to larger family homes.

Consider refining your search to the number of bedrooms you’ll need and the dimensions of your lot and build site to help you get started. While browsing the floor plans ahead of time, take note of your favorite floor plans, styles, layouts, and what you desire in your dream home.

Do you feel you need more guidance in selecting a base home plan? Our Home Consultants are very knowledgeable about our home plans and will help guide you to the best plan for your lifestyle and property requirements.

Shell & Super Shell Program Options

Did you know HiLine Homes has three home building programs with different levels of involvement? This could be a good time to consider how much you wish to participate in the construction of your new home. Many of our homeowners are happy with the traditional home building program. Still, some people prefer a more hands-on approach where they get to customize their home by doing the finish work themselves.

If you’d like to have more control over finishing your house the way you like, a Shell or Super Shell Program may be right for you. In our Shell program, we’ll get you started by taking care of the:

  • Foundation
  • Framing
  • Roofing
  • Siding
  • Windows
  • Exterior Doors
  • Interior Framing

You can take it from there to finish your home the way you want! Or, our Super Shell program includes all of the above plus:

  • Rough plumbing
  • Rough electrical
  • Insulation
  • Sheetrock

Once you’ve had your consultation and taken the necessary steps to verify that your land is suitable for on-your-lot construction, it’s time to order your home and begin the site development process.

When you feel confident in the suitability of your property, the floor plan, and financing, the next step is to order your home. After you order your HiLine Home, we will engineer your home specifically for your property location and provide you with the documentation to start the process for your building permit application and, if necessary, the closing of your construction loan.

How many acres do you need to build a house?

You don’t need acreage to build a home on your own land. A ¼-acre lot may work just fine if the dimensions of the property and setbacks allow for the homesite. Choosing the right floor plan and the appropriate orientation for your home becomes more important with a smaller lot, but you don’t need a ton of land to build your dream home!
